| At a July 20 planning session the the Town of Mt. Pleasant (which includes Sleepy Hollow) will consider a new golf course and related regulations of steep slopes and wetlands. The Fieldwood Golf Course Community, 835 & 855 Sleepy Hollow Road, Briarcliff Manor, would be right across the intersection of Routes 117 and 9 from Sleepy Hollow. The for-profit 214-acre property would include an 18-hole golf course, 75 homes, clubhouse, swimming pool, tennis and pickleball courts, fitness facility, spa, restaurant, pro shop, and driving range. Boston-based Southworks LLC is proposing the development in partnership with members of the Rockefeller family. Southworks has seven other clubs, including on Cape Cod and in the Bahamas. The Proposed Project could also impact a designated significant natural community (Oak Tulip Tree Forest). VISUAL AND COMMUNITY CHARACTER The Proposed Project would result in changes to existing views of the Project Site. Portions of the Proposed Project would have the potential to change views from U.S. Route 9 and Sleepy Hollow Road as well as from the Old Croton Aqueduct and Rockefeller State Parks. COMMUNITY FACILITIES The Proposed Project would create an additional demand for community services, including schools, police, fire, and emergency medical services. In addition, new residents may create additional demand for solid waste and recycling services. INFRASTRUCTURE AND UTILITIES The Proposed Project would result in increased demand on water supply and delivery and sewage disposal systems. Utilization of energy would increase. STORMWATER MANAGEMENT The Proposed Project would add new impervious surfaces, and increased stormwater runoff and erosion could result from site disturbance and construction of new impervious surfaces in the form of structures and roads. In addition, surface water and groundwater may be impacted by the introduction of fertilizers. TRAFFIC AND TRANSPORTATION The Proposed Project would result in an increase in daily vehicle trips to and from the Project Site, which may impact the surrounding roadway network, particularly at the intersection of Sleepy Hollow Road, U.S. Route 9, and Country Club Lane. |
